Very close to the seafront, an old multi-family block is transformed into a single family dwelling. LF91.com approaches the work with the patience of a craftsman and the precision of a manager who leaves nothing to chance. First the existing architecture is emptied, the structure is preserved and rigorously reinforced. Then skin and spaces are reborn with a serene logic, where light organises, stone protects and wood humanises.
The façade combines Binissalem limestone with areas clad in Santanyí sandstone. The envelope is finished with external thermal insulation, which avoids thermal bridges and guarantees comfort throughout the year. Schüco aluminium joinery defines crisp openings. Inside, high-end porcelain stoneware floors and wall tiles converse with lacquered oak interior carpentry. Moisture-resistant, high-hardness gypsum board with perlite completes an impeccable technical base that never imposes itself.
The house is arranged on a ground floor, two upper storeys and a walkable flat roof. On the ground floor, the entrance opens to a quiet hall with staircase and a panoramic glass lift. To one side, the garage connects to the store and laundry. To the other, a full gym breathes toward the patio. A double bedroom and a generous bathroom allow comfortable living at street level, close to the garden and the sea breeze.
On the first floor, intimacy takes the lead. Three double bedrooms, each with an en-suite bathroom and terrace, benefit from sound-insulated partitions that preserve rest. Filtered light settles on natural textiles and on veined worktops that seem to draw time, an interior designed to last and to age beautifully.
The second floor is the social heart. A continuous living and dining room flows into a kitchen of clean lines, invisible fittings and fine-profile lighting. The terraces extend the room toward the landscape, a setting for long meals and unhurried conversations. A centralised home-automation system manages ducted air conditioning, underfloor heating, heated towel rails in bathrooms, high-end concealed taps, and motorised blinds and curtains. Low-consumption LED lighting creates discreet scenes. An integrated sound system accompanies without occupying. The glass lift links the three floors with lightness and transparency.
Thus the refurbishment ceases to be a one-off gesture and becomes calm architecture. A house conceived not to age, where material, measure and light build an inhabitable serenity. By the sea, everyday life recovers a human rhythm, technical precision and honest beauty.
